Will anyone pay me back for this?

If you've ever renovated a home and then had to sell it, you know the question. You put real money into the kitchen, the floors, the finishes. Then a buyer's agent or an appraiser pulls up a list of houses that look nothing like yours inside.

Comparable sales don't know about your new kitchen. Price off the averages, and you hand your renovation to the next owner for free. Price on hope, and the house sits. And an empty house that sits starts to look like it has a problem.

That was the risk in front of the sellers of 2755 Aldrich Drive in Lake Astoria.

What they'd built

They didn't just keep this home up. They poured into it. A full renovation, done right, finished the way you finish a house you plan to love for a long time.

Then life moved them on, and the house sat there empty, finished, and waiting on someone else. Our team at Century 21 Results represented them, and we weren't going to let either mistake happen.

The plan

We listed it at $999,999. On purpose.

Buyers search in round numbers. List at $1,000,000 and you disappear for everyone whose search stops at a million. At $999,999, this home showed up for all of them.

Then we made sure the renovation was the first thing those buyers saw. Professional photography, a twilight shoot, and a full Zillow Showcase listing walked them through the finished product before they ever stepped inside. An empty, finished home shows like a model, so it launched ready to be seen from the very first hour. The price put it in front of buyers. The presentation gave them a reason not to wait.

One day

It hit the market on a Friday.

The next day, it was under contract. Valentine's Day, of all days.

About a month later, it closed at $1,050,000. More than $50,000 over the list price, 105% of asking, and the sellers didn't pay a dollar toward the buyer's costs. It was the highest sale in Lake Astoria in nearly two years.

The market saw what they'd built.

For the next Lake Astoria seller

If you've renovated your home in Lake Astoria, or anywhere in Forsyth County, you deserve to get paid for it. That doesn't happen by hoping. It happens with a price that puts you in front of the buyers who are searching, and a launch that proves the work on day one.

You took care of your home. You should be able to trust the person selling it to take care of you.

If that's where you are, start with a real number. Get an agent-prepared value for your home and I'll show you what the market will actually pay for what you've built.
