Relocating to Forsyth County
Moving to Forsyth County from somewhere else.
New city. A home you'll buy after seeing it a handful of times. A house back home that still has to sell. And two closing dates that have to line up perfectly.
Tell me where you're coming fromThe questions that keep relocating buyers up at night
What if we pick the wrong part of town? What if the right house shows up three weeks before we can fly back? What if our old house doesn't sell in time? What if the closing dates don't line up, and we're paying for two homes, or neither?
Those aren't house questions. They're timing questions. You're about to make one of the biggest purchases of your life in a place you barely know, and it depends on a second sale hundreds of miles away going exactly to plan.
A relocation is two transactions that have to land in the right order. If one slips, both fall.
So I plan the order first, and the house second
Before we look at a single listing, we work backward from the day you need to be here: when your current home has to list, when you need to be under contract here, and how the two closings have to line up. Every decision after that, which homes to see, when to make an offer, what closing date to ask for, comes back to that order.
Then we make the search fit it. When you fly in, we see eight to ten homes in a day, lined up around what you've already ruled in and out. Between trips, I tour homes for you on FaceTime, room by room, so the right house doesn't slip past while you're back home. And the list you start with is rarely the list you buy with. Seeing homes in person changes what matters, and that's the point.
When the timing wobbles
Plans can change in a relocation. A sale back home runs long. Underwriting asks for one more thing. A closing date that looked comfortable suddenly isn't. When that happens, what matters is whether the person handling it has seen it before and knows what to do next.
That's where the people matter. I work with a lender I know well, so when a file hits a snag we work it together right away instead of letting the deal unravel. And you'll always know where each side of your move stands.
One relocation, when it got messy
Buyers relocating from Ohio still owned their home there, and it had to close before their Atlanta loan could fund. We searched for months: fly-in days, FaceTime tours in between. I got them under contract before their Ohio home was even listed, with a 60-day close. Then underwriting raised issues and pushed the closing past those 60 days. Instead of the deal coming apart, the lender and I worked through each one until both transactions landed, in the right order.
Questions relocating buyers ask me
Can I buy a home here before my current house sells?
Often, yes, if it's planned from the start. The offer needs enough time built in for your current home to list, sell and close first. I've gotten relocating buyers under contract here before their home back home was even on the market.
Can I tour homes without flying in every time?
Yes. When you can't travel, I go to the homes myself and walk you through them on FaceTime, room by room, so the search keeps moving between trips.
How do I choose an area I've never lived in?
Forsyth County sits north of Atlanta along GA 400, with Cumming at its center and Lake Lanier along its eastern edge, and the drive, the price and the setting change from one part of the county to the next. You choose by seeing it, and by knowing what you're looking at. I'll give you the market, neighborhood and community information you need: what homes cost in each area, how long the drive is to where you'll work, what's nearby. You decide where you want to live. My job is to make sure you're not choosing from a map in another state.
What about the home I still own somewhere else?
It's part of the package. I'll connect you with a trusted agent where you're moving from, and because your two sales depend on each other, I work with that agent directly on the transaction, so you're not the go-between.
Step one is three answers
Where you're coming from. When you need to be here. What you still have to sell. Give me those, and I'll sketch the order your move needs to happen in, before you book a single flight.
