Lake Lanier · Forsyth County shoreline
Selling a home on Lake Lanier.
Lake homes sell on details most listings never explain. Buyers want answers about the dock, the shoreline and the water before they ever schedule a showing.

Why lake homes are different
Lake Lanier is a reservoir managed by the U.S. Army Corps of Engineers. Much of the shoreline is federal land between private lots and the water, and private docks are governed by Corps permits. That means a lake home's value depends on facts a standard listing never covers.

What buyers will ask
- Dock and permit: Is there a permitted dock, and what is its size and condition? Dock permits don't simply convey with the deed, so buyers want to know how the permit transfers to a new owner.
- Water depth: How deep is the water at the dock, especially when lake levels run below full pool?
- Path to the water: How long and how steep is the walk from the house to the dock?
- View and exposure: Main channel or cove, and how much open water is in view?
- Shoreline improvements: Paths, steps or clearing on Corps land require approval. Buyers will ask what's permitted.

How we market a lake home
We answer those questions up front: dock details, aerial and water-side photography, and a clear summary of the permit so serious buyers arrive already informed. Confirm current dock and shoreline rules with the Corps' Lake Sidney Lanier Project Management Office before listing; we'll help you gather what you need.
