Seller FAQ
Questions sellers ask first.
Straight answers about selling a home in Cumming and Forsyth County, Georgia.

How much is my home worth?
The most reliable answer comes from recent sales of homes that compete with yours, adjusted for condition, updates, lot and location. Request a home value on this site and you'll get an agent-prepared range with the reasoning behind it, at no cost and with no obligation.
What does it cost to sell my home?
Seller costs typically include the brokerage commission, your share of closing costs, any agreed repairs or seller contributions, and payoff of your mortgage. Commissions are negotiable and are not set by law. You'll see an estimated net sheet before you list, so you know what you'd walk away with.
How long will it take to sell?
It depends on price point, condition, location and the season. A home priced correctly from the start typically draws its strongest interest in its first weeks on the market. We'll review what's selling near you, and how quickly, before you decide on timing.
Do I need to fix everything before I list?
No. Some repairs and touch-ups pay for themselves and many don't. We'll walk through the home together and focus your budget only on what's likely to raise your price or prevent problems during the buyer's inspection.
Who will I work with?
You'll work with Mitch Fields directly. He sets your pricing and marketing strategy and stays your point of contact from the first conversation to the closing table, backed by Century 21 Results.
What is the due diligence period in Georgia?
Most Georgia home sales use the Georgia REALTORS purchase agreement, which usually includes a due diligence period. During it, the buyer can inspect the home and, in most cases, walk away for any reason. Its length is negotiated in the contract, and it's one of the terms we'll weigh with you when offers arrive.
Who handles the closing in Georgia?
Georgia is an attorney-closing state. A real estate closing attorney handles the title search, settlement and recording. I coordinate with the attorney so everything is ready for closing day.
Can I sell my home and buy another at the same time?
Yes. It takes planning, and options include timing both closings for the same day, negotiating a short period of possession after closing, or using financing that lets you buy before you sell. We'll map out the approach that fits your situation. More on selling and buying at the same time.
Do you sell homes on Lake Lanier?
Yes. Lake Lanier homes involve details like Army Corps of Engineers dock permits, water depth and shoreline rules. See the Lake Lanier page for what buyers will ask and how to prepare.
